Ensuring Effective Waterproofing for a Car Retail Unit
In construction projects, ensuring effective waterproofing is critical to protect underlying spaces from leaks. This project in Chester involved Total Specialist Maintenance (TSM) collaborating with a construction company to address significant waterproofing issues in a newly constructed car retail unit.
The Challenge
The client had constructed a new car retail unit featuring an elevated car park with retail and workshop spaces located below. Unfortunately, the car park deck, which was constructed with an asphalt surface and equipped with Aco channels for drainage, began leaking through the deck into the retail and workshop areas underneath. Immediate action was necessary to prevent water damage and maintain the integrity of the facilities. Key concerns included:
- Preventing Water Damage: Addressing the leaks was crucial to avoid damage to the retail and workshop spaces, which could result in costly repairs and operational disruptions.
- Ensuring Structural Integrity: It was essential to implement a long-lasting solution that would protect the structure from future water ingress.
The Solution
TSM implemented a comprehensive waterproofing strategy that involved several critical steps:
- Removing Debris: The first step was to clear debris from within the Aco channel to facilitate necessary repairs and ensure proper drainage.
- Mechanical Preparation: TSM prepared either side of the joints between each Aco channel to ensure optimal sealing. This preparation was vital for achieving a strong bond with the sealing materials.
- Sealing Joints: A high-performance polyurethane sealant was applied to effectively seal the joints and prevent further leaks. This sealant was specifically chosen for its durability and resistance to water ingress.
- Installing Hypalon Bandage: To provide additional waterproofing and accommodate any future movement within the Aco channels, TSM fitted a Hypalon bandage over the joints. This added layer of protection ensured the long-term effectiveness of the waterproofing system.
Project Management Excellence
TSM’s project management team ensured that all aspects of the waterproofing process were executed efficiently and effectively. By coordinating closely with the construction company and maintaining open lines of communication, TSM minimised disruptions and kept the project on schedule.
Safety Considerations
Safety was a top priority throughout the project. TSM adhered to strict safety protocols to protect workers and ensure compliance with industry standards. The materials used in the waterproofing process were selected for their reliability and safety.
Environmental Considerations
The materials chosen for the waterproofing system were environmentally friendly, minimising any potential impact on the surrounding environment. TSM’s commitment to sustainable practices reinforced the project’s alignment with best environmental practices.
