This project in London involved Total Specialist Maintenance (TSM) collaborating with a construction contractor to address sealing issues in service manholes.

The Challenge

The construction contractor faced challenges with service penetrations within manholes that required effective sealing to provide a permanent waterproof solution. Addressing these issues was crucial to prevent water ingress and ensure the functionality of the manholes. Key concerns included:

  • Preventing Water Ingress: Unsealed penetrations posed a risk of water entering the manholes, which could compromise their operational efficiency.
  • Restoring Integrity: Ensuring that all penetrations were properly sealed to maintain the structural integrity of the manholes was essential.

The Solution

TSM implemented a comprehensive sealing strategy that involved several critical steps:

  • Plugging the Annulus: The first step was to seal the gap between the host pipe and the service using F120 fire-rated concrete repair mortar. This material was allowed to cure, creating a robust barrier against water infiltration.
  • Making Penetrations Watertight: After the plugging mortar had cured, TSM drilled through it to inject a structural waterproof polyurethane injection resin. This ensured a watertight seal around the service penetrations, effectively preventing any potential water ingress.
  • Finalising Repairs: To restore the integrity of the manholes, TSM made good the holes with additional F120 fire-rated concrete repair mortar. This final layer reinforced the seal and ensured compliance with safety standards.

TSM’s project management team coordinated all aspects of the sealing process, ensuring that the work was completed efficiently and within the project timeline. Regular communication with the construction contractor facilitated smooth operations and minimised disruptions.
